Property Description

PROPERTY DESCRIPTION Gull Cottage is perfectly situated at the end of a short track which runs off Pedn Moran road. It is next to a footpath which leads down to the village centre in a matter of minutes.

The views from the house and garden are stunning, and there is a rare feeling of seclusion and privacy whilst at the same time being very close to the village centre. There is parking for a maximum of two cars.

The house is arranged on two main floors with two half landings. On the upper floor there are two large bedrooms, both with stunning views. The Master bedroom has an en suite bathroom with shower, ample cupboards and wide covered balcony with seating and panoramic views. The second bedroom on this floor has a zip and link super-king double bed which can be reconfigured on request, as a twin bedroom.

Leading off the hall is a small flight of stairs up to the third bedroom which has two 3-foot single beds, one of which is on a raised mezzanine platform. The attic room is reserved for family storage and is not available to guests.

Heading downstairs, on the half landing, there is a large family bathroom with a separate bath and shower. At the bottom of the stairs on the ground floor is the large open-plan kitchen, sitting room and conservatory. The kitchen is warm and welcoming, with a modern electric Aga, as well as a combination microwave, grill and oven. The kitchen is superbly equipped for preparing meals, with corian worktops, and a large central island.

There are wonderful seaviews from the window in front of the double kitchen sink. The spacious sitting room has three comfortable sofas, a 46 inch wall-mounted Smart TV and a new log burning stove. The bookcase contains a large selection of books and DVDs, as well as local information for visitors. The house is connected to Superfast WIFI and broadband.

A large light and airy conservatory with extendable dining table leads off the sitting room. It also takes advantage of the wonderful panoramic views. On the wall is a useful large scale map of the local area.
The conservatory doors open onto a wide terrace which is well-equipped with garden furniture and a BBQ.

The washing and drying room to the rear of the house has a separate access door. There are wide paths leading to both the front door on the upper bedroom level, as well as down the side of the house to the terrace, from which the conservatory doors allow direct access to the ground floor. The well-stocked terraced garden, with lovely views down to the harbour and out to sea, is a special feature of the property. Steps and stone paths connect the various areas of the garden, including two small covered ponds, and a private lawned area on the lower level.

THE OWNERS INSIST THAT YOUNG CHILDREN SHOULD BE SUPERVISED AT ALL TIMES IN THE GARDEN DUE TO THE LOW TERRACE WALL, THE STEPS AND THE COVERED PONDS.

No more than two dogs can stay by prior arrangement, on the strict understanding that they are not permitted into the bedrooms or onto any of the chairs. There is an additional charge of £25 per dog per week.
