At the back of the property on this level is the kitchen diner. The kitchen is well fitted with electric cooker and hob, dishwasher, microwave and fridge; the dining table seats four persons.
In the middle of this floor are the stairs (quite steep) both up to the first floor and down to the lower ground floor.
On the first floor are two bedrooms, the front bedroom is a double with lovely sea views, while the second bedroom is a twin with beds that can be joined to create a double bed. There is also a toilet on the floor..
On the lower ground floor there is a bathroom with over bath shower, wash hand basin and WC, there is also a separate shower room with wash hand basin and WC. Also located on this floor is the utility room with fridge freezer, washing machine and tumble dryer, and a door leading up some external steps to the parking space.
The property is heated by a combination of night storage heaters and portable electric heaters making this a comfortable and delightful cottage at any time of the year.

The main village facilities are all within a few minutes walk, as are foot ferries to Place and Truro (seasonal) and Falmouth.

Little Hill is a delightful cottage in a quiet lane with wonderful sea views, especially from the main bedroom. Everything we could have asked for was there and leaving milk, tea and biscuits for us was a nice touch. We used the Victory (just a few yards down the hill) and the Rising Sun pubs and found the food and beer in both to be excellent. Little Hill being an old Cornish cottage it was no surprise to find the bathroom and toilets in the basement, meaning two sets of very steep stairs had to be negotiated to and from the bedroom: no problem for us but anyone with mobility problems should be aware. There is a parking space next to the cottage but we found turning around in the lane could be a little challenging! However, having bought Fal River Mussel cards we hardly needed to use the car anyway. Little Hill is a charming, comfortable cottage and St Mawes is the perfect base for exploring the Roseland and Fal River area. We had a wonderful holiday and can thoroughly recommend them both.
"Little Hill" is a lovely cosy and characteristic cottage literally 3 minutes walk from the centre of St Mawes- the view of the harbour is delightful from the front patio and my partner and I would eat breakfast there most mornings which was so peaceful. Although the cottage is in the centre of St Mawes it's really tranquil where it's situated so we experienced no noise whatsoever !! Nigel and I have fallen in love with St Mawes and the Roseland peninsular and will definitely be returning in fact we have already booked for next July through Porthscatho holidays who we have found to be very professional and helpful and the cottages are of a high standard that are on their website - thank you again we have had a fantastic and relaxing holiday. Top tip go to the "hidden hut" in Porthscatho beautiful food , views and beach !
Lovely cottage, superb location, fantastic views. There was everything you wanted in this cottage and more. It was lovely to have tea, coffee, milk and delicious Cornish biscuits waiting for you on arrival. We purchased the Fal Mussel card which was great for travelling by ferry , train and bus. Just wished the weather had been better for us but we still had a lovely holiday.
