Property Description

Poldower is a splendid detached residence situated at the end of a quiet, cul-de-sac a 15 minutes walk from the centre of the village of St Mawes, harbour and beach. The village has a very good range of facilities including bakers, butchers, chemist, Coop store, banks, post office, and a number of good restaurants.

All the principal rooms at Poldower have superb views across the Percuil River and yacht anchorage to the wooded shore of Froe Creek. The house is surrounded by well stocked mature gardens of approx. 3/4 acre. There is a delightful kidney shaped swimming pool in a secluded area and the gardens include lawns and sitting areas around the pool.

From the lane one enters via a short drive where there is space for 3 vehicles and then down a flight of steps to the entrance porch. Off the entrance hall is the spacious sitting room with study, marble fireplace, TV, Video and CD music centre. Sliding patio doors lead onto the terrace and garden.

Spacious kitchen diner with patio doors to the balcony area and garden. Appliances include built-in dishwasher, hob, oven/grill, microwave, fridge and freezer.

A smaller bedroom to the rear has bunk beds.

On the lower floor the double bedroom has an adjacent bathroom with overbath shower, wash basin and WC.

Also on the lower level is a sizeable utility room with washing machine, tumble dryer, airing cupboard and the boiler. Door to garden.

Stairs from the hall rise to the first floor with:-

Master bedroom, a double bed, patio doors to the balcony, and en suite bathroom, wash basin, WC and bidet. This room has gorgeous water views across the Percuil river to the St Anthony peninsula.

Poldower has full oil fired central heating.

Cots and High chairs can be hired if required. Wi-Fi broadband is provided.

HEATING FOR THE POOL is included in the rent for the months of June, July, and August, and it is professionally serviced between tenancies during those months. The pool may be available for use unserviced during May and September, and it is always used entirely at your own risk.

IMPORTANT NOTES. Children will need supervision with the swimming pool, and the terraced gardens. Please take care on sloping paths and steps in wet weather.
