This cosy semi-detached 200 year old character cottage has super elevated sea views and is only a few minutes’ walk down a relatively steep path with steps into the middle of St Mawes.
The accommodation is arranged over three floors. The front door, accessed across the sun-trap patio, opens in to the middle level of the cottage and in particular the dining room with a multi-fuel stove and sea views.
Down some steps is a new lounge with two settees, a window seat, multi-fuel stove, TV, BT YouView+ Box and DVD/CD player.
At the back of the property on this level is the well-fitted kitchen with electric cooker and hob, dishwasher, microwave and fridge.
In the middle of this floor are the stairs both up to the first floor (quite steep) and down to the basement.
On the first floor are two bedrooms and a toilet. The front bedroom is a double with lovely sea views, while the second bedroom has a 5’ king sized double bed with a zip-link mattress such that twin 2’ 6” beds can be adopted if preferred
In the basement there is a bathroom with over bath shower, wash hand basin and WC, plus a separate shower room with wash hand basin and WC. Also located on this floor is the utility room with fridge freezer, washing machine and tumble dryer. There is also a door leading up some external steps to ground level.
The property is heated by a combination of night storage heaters and portable electric heaters making this a comfortable and delightful cottage at any time of the year. There are, in addition, the two multi-fuel stoves to provide further cosy heat.
There is private off-road parking for one car at the side of the property.
The main village facilities are all within a few minutes’ walk, as are foot ferries to Place and Truro (both seasonal) and Falmouth.
Great mix of period and modern
"Little Hill is a lovely cottage in the heart of St Mawes. The recently added sitting room is flooded with light and was a very relaxing and beautifully designed room. We found the kitchen very well equipped and the cottage had everything we needed for our comfortable four night stay. Having a parking space in the centre of St Mawes was a definite bonus and it's just a short walk down the hill to reach the harbour and everything the town has to offer. We would love the opportunity to come back and stay longer, as it was a wrench to have to leave."

A lovely spot in the heart of St Mawes
"Little Hill is a charming small cottage with loads of character and a nice combination between old and new. Arranged over three levels with a newly built lounge extension the combination of accommodation is ideal for a couple or small family. Lots of facilities including a coffee making cupboard which was a nice touch. Views out from the front are great and the lovely sunrises coming through the curtains in the morning is a wonderful start to the day. The small patio is also nice for morning coffee and its location in the heart of St Mawes is great for access to the quay, beaches, cafe, walks and pubs. Small parking space to the side is also very useful. Would recommend this property highly."

Lovely quirky cottage
"Photos and description can't describe this cottage from location, views and comfort. Maybe not entirely suitable for someone with mobility issues purely to layout over 3 floors and steepness of stairs to bedrooms. You can drive down to village if walking up and and down hill/steps a problem. Love St Mawes with its friendly harbour village atmosphere. Lots of excellent pubs and restaurants and the benefit of ferry boats connecting Truro, Falmouth and Trelissik Gardens. Hope to visit agin next year. Portscatho staff helpful and efficient. Highly recommend. "
