Pencuil is a large spacious property in secluded gardens with fine views of the Percuil river and boat moorings, only a few minutes walk from the centre of St Mawes, Summers beach and the boatyards on the Percuil river.

The entrance hall takes you into the tiled hall that leads through to the ensuite double bedroom with shower and WC,family bathroom with overbath shower, WC and wash basin, dining room with parquet floor and views to Gerrans, twin bedroom, utility room with washing machine, separate WC with wash basin.

The large and spacious kitchen/diner is also off the hall and has a tiled floor, AGA, double electric oven, larder fridge, dishwasher and patio doors to the garden with garden furniture and views of the Percuil river and boat moorings.

Stairs to the first floor give access to a large landing with settee, the master bedroom with ensuite bathroom with WC and wash basin and river views, a twin bedroom and separate WC with wash basin.

The large lounge is also on this floor and has fine elevated views of the river and boat moorings, Sky HDTV, DVD, WiFi, music centre and a large range of leather furniture (please take especial care of this furniture).

A tumble dryer and freezer are situated in the garage with access from the utility room.

A travel cot and high chair are available upon request.

The oil fired central heating means that Pencuil is a warm and comfortable family home at all times of the year. There is parking for three cars.

"Lovely house and location. Have dogs and could do with a better description of the garden as not all fenced off and access to neighbours easily available. Presume neighbours have rights of way over the garden but again not clear. As others have said, the use of the aga as the sole available hob in a house of this size is not good. The cooker was temperamental and if there were 8 in the house it would have been very frustrating. The immediate neighbour spent the whole week with power tools which made sitting out noisy. Realise this is not something anyone has control over! "

The perfect place for a relaxing holiday in Cornwall

"We have stayed at Pencuil for many years now and keep coming back as the house is so comfortable and location excellent for getting to the village and other villages around. The view from the lounge and master bedroom is stunning and we have spent many an hour just sitting watching the boats. This is the perfect place if you just want to relax as it caters for all needs."

Nearly brilliant with a couple of disappointments.

"Well located and comfortable house. Easily accommodated 8 people inside and out. Handy for village and beaches. Disappointments 1.) The showers. Of the three. I en-suite was very good. The main bathroom was either cold or scalding. The principal en-suite shower did not work and the bath took an age to fill. 2.) Who thought it was a good idea to have an Aga with no other hobs particularly as the Aga didn't work for lack of servicing. It was repaired very quickly, but would have baffled most people. Overall however a good time was had."

A super holiday

"Good, spacious accommodation in a beautiful location! The Aga makes the house quite hot in the warm weather, but beautiful picture windows can be opened to make the most of the stunning and peaceful views."
